White Plastic Socket/Switch Upgrade Package

We also have a standard white plastic upgrade package for lights/sockets etc. This is popular mostly with landlords/letting agencies when a property has become vacant, however this package has become popular lately with homeowners who want to upgrade their sockets and switches in a less expensive way than chrome.
Landlords/Letting agencies have informed us that when a vacant property has been painted and carpeted, the inclusion of our “white plastic package” has contributed to getting their property let quicker by simply installing new white pendants, lightswitches and sockets!

Electrical testing

We offer advanced electrical testing EICR’s for letting agencies and landlords so that you can get peace of mind that your property is ready to let legally. If your property requires upgrades or repairs in order to pass, we’ll provide a comprehensive service, with all costs made clear in advance. We work to keep costs down at every stage so that your property can pass an EICR as economically as possible.

Many clients approach us for a second opinion having had an unsatisfactory EICR and been instructed to upgrade an installation unnecessarily. We can advise you on how to achieve a satisfactory EICR safely but cost effectively. Be aware, if you have been informed a property needs a rewire, it might not. It’s all about the test readings achieved. Contact us and we’ll be quite happy to inform you about this common misconception which is costing Landlords a lot of unnecessary expenditure. Our aim is to get the EICR passed safely, legally and as financially competitive as possible. Discounts are available for multi bookings.

ABOUT EICR’S

Q: Do I need one ? If you are a landlord renting out your properties you definitely need one to comply with local authority regulations. If you are selling your home you may be asked to provide one, so the seller understands the condition of the electrics in your property. If you’re still confused on what your legal obligations maybe, give us a call – we will quickly be able to identify what you need.

Q: How much does one of these reports cost? We can provide a report from £120. We offer discounts for multiple properties and repeat customers. This will include a digital report emailed to yourself via a PDF. We will also store this report digitally for you, should you ever lose the digital copy. Of course, if you reside in a seven-bedroom home, the cost would be higher. It is generally best calling us to get accurate pricing.

Q: Can the certificate fail? Yes. If the installation is not to a standard it will fail. This is a legal duty on our behalf.

Q: How long does the report take to do? It generally takes 1–2 hours. You should receive your report within 24 hours, but verbal feedback can be immediate.

Q: As a landlord, why must I have an inspection certificate? Being a landlord is a role with responsibility. It is your legal obligation to ensure all electrical equipment in your property is safe and maintained during the entire tenancy. This responsibility covers lighting, plug sockets, as well as internal wiring. An electrical installation includes inspecting fixed electrical equipment that is supplied through your property’s electricity meter. (electrical appliances won’t be tested) Electrical installations face wear and tear, thus must be correctly maintained. Failure to meet these obligations allows you to face prosecution and also invalidates the majority of landlord insurance policies. For the safety of your tenants, your reputation and your business, it is imperative to get regular electrical safety certification and thorough inspection.

Q: As a landlord, how long do the periodic electrical condition reports remain valid for? Generally 5 years if a rental. 10 years for a domestic homeowner (not using the property as a rental). The governments website has further information.

Q: What will the electrical inspection report potentially identify?

  • Identify if any electrical circuitry or equipment is overloaded.
  • Discover any potential electrical shock hazards, including fire hazards.
  • Identify any faulty or incomplete electrical work.
  • Document lack of earthing or bonding as necessary.

Testing is conducted on wiring to check that it’s still safe to use on a daily basis. A schedule of circuits will be documented for future reference.

For some job requests we can attend and give a free quotation for the required electrical work. If you have an emergency and request an urgent call-out as your property has no power, we do not attend free of charge to offer a quotation. We will try to quickly get the power back on and fix the fault asap. Hopefully no further action is required. However, this might be a temporary fix if a major fault is identified. We can make a recommendation of work required and provide a quote for you. It’s up to you if you would like us to follow this up. If you are a landlord or letting agency we can provide you with a list of prices for the jobs we most likely are called out to attend.
